1. Agreement to Terms

These Terms and Conditions constitute a legally binding agreement made between you and Adriana Hermantin, a licensed Florida real estate professional (License #: SL3657878) affiliated with Keller Williams Realty Consultants (“we,” “us,” or “our”), concerning your access to and use of this website as well as any associated services.

By accessing or using the website, you acknowledge that you have read, understood, and agree to be bound by all of these Terms and Conditions. If you do not agree with all of these Terms, you are expressly prohibited from using the website and must discontinue use immediately.

2. Age Restriction & Eligibility

You must be at least eighteen (18) years of age—the age of majority in the State of Florida—or the legal age of majority in the jurisdiction in which you reside, to access, browse, and use this website, or to submit any inquiry, contact form, or request for services through it. By using this website, you represent and warrant that you are of legal age to enter into a binding agreement and that you are legally permitted to engage in real estate transactions under applicable federal, state, and local law.

Minors under the age of eighteen (18) are strictly prohibited from using this website or submitting any personal information, SMS opt-in consents, or inquiries without the involvement, supervision, and consent of a parent or legal guardian. If we learn that a user under the age of eighteen (18) has submitted personal information or consented to SMS communications, we will take reasonable steps to delete such information and terminate any active messaging program associated with that individual.

By providing your phone number and opting in to SMS communications, you further represent and warrant that you are the authorized subscriber or customary user of the mobile telephone number provided and that you are eighteen (18) years of age or older. Consent to receive SMS messages given by or on behalf of a minor is not valid and will not be honored.

4. SMS Messaging Program & Consent Terms

• Types of Messages: Non-marketing messages include appointment confirmations, property tour reminders, direct replies to your specific inquiries, and critical transaction status alerts. • Age Requirement: You must be at least eighteen (18) years of age to opt in to and participate in the SMS messaging program. Opt-in consent submitted by a minor is void and will not be processed.
• Voluntary & Optional: SMS consent is entirely voluntary. Checking or unchecking any consent box is not required to submit an inquiry, tour homes, or retain our professional real estate representation.
• Opt-Out Protocol: You may opt out of SMS communications at any time. To stop receiving text messages, simply reply STOP, CANCEL, or UNSUBSCRIBE to any text message from us. Upon receiving your STOP request, we will send one confirmation message confirming your removal from the text messaging list.

• Carrier Disclaimer: Wireless carriers (including AT&T, T-Mobile, Verizon, Sprint, and others) are not liable for delayed, misrouted, or undelivered messages.

7. Limitation of Liability

8. Governing Law & Jurisdiction

These Terms and Conditions and your use of the website are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law principles. Any dispute shall be resolved in the courts located in Broward County, Florida.
